The allowance of a development to surpass allowable floor area ratio (FAR) often under the condition of providing community benefits either at the same site or another location. These benefits might include allocating a percentage of units of a housing development for lower income households or seniors. Under California Law acquiring a density bonus for a housing development requires providing either 1) 20% of units to lower income households, 2) 10% of units for very low-income households, or 3) 50% of its units to seniors.
