Greenbelt Alliance Endorses the 910 Marshall Senior Housing Project

Greenbelt Alliance is excited to endorse the 910 Marshall senior housing project in downtown Redwood City. This innovative project will transform an existing surface parking lot into a 28 story housing development which will, if built, be one of the tallest and densest projects on the peninsula, potentially helping to redefine how we view sustainable living in suburban settings. ​

At a time when the area’s population is aging rapidly, senior housing is scarce and in particularly high demand across San Mateo County. 910 Marshall will meet this critical need, providing nearly 400 new homes for seniors in an area that is ideally suited to accommodate them in a sustainable way – downtown Redwood City. Not only is the site in close proximity to restaurants, shopping, parks, and other amenities that residents will need for day to day life, it is also directly adjacent to Kaiser Permanente’s peninsula campus – which includes pharmacies, primary care and specialized services, and an emergency room, all of which are deeply important for the health and wellness of the senior community.

Transit Oriented Development: A Sustainable Strategy


In addition to adding greatly needed senior housing to San Mateo County’s existing stock, 910 Marshall will align with Greenbelt Alliance’s climate SMART—Sustainable, Mixed, Affordable, Resilient, Transit-Oriented—development criteria in several ways. The project is less than half a mile from Redwood City’s Caltrain station, one of the highest frequency stations on the line. It is also close to multiple SamTrans bus lines, and will provide a van shuttle service to reduce car trips by residents. By providing housing in a transit-rich, walkable area, the development will help reduce reliance on cars, lowering greenhouse gas emissions and traffic congestion.

A GreenTRIP model indicates that the 910 Marshall Senior Housing Project will result in:

  • 3,931 fewer miles driven every day compared to the San Mateo County average.
  • 32% fewer GHG impacts every day compared to the San Mateo County average.
