A proposed neighborhood-scale project in the city of San Mateo plans to take advantage of its close proximity to Hayward Park Caltrain Station. How? By redeveloping a 14.5-acre shopping center into a pedestrian-oriented community with 961 new homes, including 40,000 square feet of retail and a transportation hub to ease congestion impacts. The project builds out the vision of the City’s Rail Corridor Transit-Oriented Development Plan by “balancing” a jobs-rich neighborhood and offering an emphasis on smaller units to compliment a family approach like that of Bay Meadows.
Plazas, paseos, and courtyards! The Passage at San Mateo offers the amenities of a European village in a traditionally suburban community, following an important vision to wisely utilize the valuable underutilized land around the city’s Caltrain stations. The site is designed to emphasize the publicly-accessible pedestrian centric grid path that connects the residential buildings safely to jobs, transit, parks, studio fitness, retail services (including Trader Joe’s), a food hall and entertainment center, and public art gallery.
Though the Transportation Demand Management program is still under development this summer, the initial proposal appears promising. A privately operated Mobility Hub, branded as the Depot, will host public/private shuttle stops, car share, electric vehicle charging, bike share, 1,100 bike storage spaces, package delivery, and integrated information services. The developer is also designing a few protected bike intersections, lane improvements, and a mid-block pedestrian crossing to ease bike-pedestrian flow from the surrounding areas.
The project is being developed by California Coastal Properties, LLC in partnership with Nuquest Ventures, LLC. They have held over 40 presentations to neighborhood groups or individuals and are currently negotiating a Development Agreement with the City for additional community benefit.
